May 20th, 2008 A Startling Fact About Losing Dangerous Belly Fat — Without Exercise

The story broke in the international press on October 4th, 2004. Scientists in Japan announced that laboratory rats lost large amounts of organ fat, and increased muscle strength, when a portion of their diet was replaced by a new fruit extract.

Could this new discovery be “Exercise in a Pill?”

These unexpected results left the researchers puzzled. No drug or food had ever shown the ability to target and dramatically decrease dangerous organ fat, also known as visceral, or “belly” fat. In fact, only one thing is proven to reduce it… exercise.

The New American Epidemic- Obesity.

And the unsightly bulge of stubborn belly fat isn’t the only problem. Controlling this fat is important, say researchers at Duke University Medical Center, because increased levels have been associated with diabetes, cardiovascular disease, and the alarming rise in obesity rates in the United States, where presently two out of three adults are overweight or obese. Visceral fat is located around the organs inside the belly and is deeper in the body than ordinary fat, and much harder to get rid of.

In the Japanese study, conducted at the Nippon Sport Science University graduate school, lab rats were fed a chemical extract from apples as 5% of their diet. The animals lost an average of 27% of organ fat in only 3 weeks. Even more baffling to researchers was a 16% increase in muscle strength observed in the test animals.

Proven Health Results from Apple Chemicals

Chemical extracts from apples have been extensively studied for years for their health benefits in cancer, heart disease, diabetes, and other chronic diseases. Recently, apple extracts have been shown to protect the brain against nerve damage associated with Alzheimer’s Disease. But this is the first evidence that these phytochemicals- termed apple polyphenols- have been shown to reduce belly fat deposits.

The Japanese researchers have now turned their attention to confirming these results in human subjects, and one Japanese company announced plans to market health drinks containing the extract in the U.S. later this year.

Too Early to Tell?

Although it will likely be some time before human weight loss trials are reported, some consumers aren’t willing to wait. Since November, a small group of people in the U.S. have had access to these apple chemicals in pill form. You can track their intriguing results, which are now being reported on our web site, where you can also follow the latest news and research about apple polyphenols.

May 20th, 2008 Muscle Building is Not Just for the Young

Older men and women can enlarge and strengthen muscles in the same way that younger people do.

The stimulus to make muscles stronger is to exercise them against increasing resistance. When you push against great resistance, you feel a burning that is a sign of muscle damage. When the muscle heals from that damage, it is stronger than before. You feel sore on the next day and should not exercise that muscle against heavy resistance until the soreness goes away.

Most young people can lift very heavy weights and continue to lift through the soreness, but older people should stop lifting as soon as they feel the soreness during a workout. Younger people recover faster so they can lift heavy weights every second or third days, but older people take longer for the soreness to go away, so they may be able to lift heavy only once every week or two.

A study from Washington University in St. Louis showed that a supervised weightlifting and continuous exercise program can improve function in older people who have difficulty walking and taking care of themselves. Supervised exercise improved older people’s ability to feed themselves, take care of bowel habits, and perform their activities better than a low-intensity home exercise program. Exercising vigorously in later life gives older people a far better quality of life, and allows them to be more independent and do most of the things that they could do when they were much younger. It’s never too late to get started.

May 20th, 2008 Communicating Value

Abstract: People buy for their reasons, not yours. This article covers the key elements that prospects want to hear you talk about.

Always, but especially during lean times, effective sales professionals know the importance of communicating value.

Budgets - if they ever were discretionary - are tighter. Business customers are being asked to do more with less. Decisions are increasingly less on WHERE to spend the money and more on WHY we need to spend the money.

Value is the customer’s perception of your worth, excellence, usefulness, or importance with respect to them or their business. Value addresses the customer’s question, “What can this person or company do for me?”

Even spending time on the phone with you must return something of value to the customer. You must initially and continually earn the right to have the customer invest their time and money with you.

Position value by explicitly answering these questions throughout the sales cycle:

  • How much? (What can the customer expect to gain by doing business with you in terms of increased sales, lower costs, etc.?)

  • How soon? (When will the customer be able to receive the value? This is a critical question in today’s economy.)

  • How sure? (Where is the proof that the customer will in fact attain the value stated? References and examples are critical.)

How would YOU answer these questions for each of your prospects or customers? If you don’t have the answers, expect resistance. If you do have answers and your solution is directly linked to your customer’s articulated needs, you will be successful even in these difficult times.

Successful reps tell their customers what the value to them is - customers shouldn’t have to work to figure it out themselves. If you don’t explicitly quantify the value your customer can expect to receive, and your competition may be doing this work for your customer, who is going to win the business?

May 19th, 2008 Tucson Real Estate Property Listing - A Tool for Buyers and Sellers

The Tucson real estate property listing service is a valuable resource to anyone who is looking to buy or sell a home in the Tucson area. The listing not only has information about property values, but also about the specs and the size. The Tucson real estate property listing service is also known as MLS and can be accessed by a realtor. You can pay to have your home listed on MLS without the assistance of a realtor, but with a realtor you will be better able to utilize the tools on the Tucson real estate property listing service.

One of the valuable aspects of using an MLS is when you are relocating to a new area. If you are not from Tucson you may be unaware of the types of homes that are available and the price ranges in the different neighborhoods. The Tucson Real Estate property listing service can provide you with specifics that you would not otherwise have access to. Homes that might cost $400,000 in one metropolitan area, in Tucson may only cost $250,000.

In any metropolitan area, there are neighborhoods with a certain “character” or style to them. The homes are similar in architecture style and size as well as when they were built. A Tucson real estate property listing service can give you insights into the neighborhood before you even visit it. You can find how the home you are interested compares to other homes with similar construction and features in price and value.

If you find that the home you are looking at is valued much higher than the other homes in the area listed on the Tucson real estate property listing service you may want to reconsider purchasing it. An inflated home value can deter future buyers if you ever have to sell. Even if the home has a lot of extra features and is really worth more, it is a liability.

When you are selling your home the Tucson real estate property listing service is a very important component. It allows realtors to find information about your home to show it to buyers who are interested. The buyers will be able to see if the features in your home match their needs and wants in a home before they even come to see it.

Use the property listing service along with a realtor to get the best deal when buying or selling a home.

May 19th, 2008 Challenging Your Credit Report

You work directly with your creditors to clear up credit issues. When you have a correction, get a letter from the creditor that you can then submit to all three credit bureaus to update your credit score.
Important items to note about your credit report include:

-Late payments are generally categorized as 30, 60, or 90 days late

-The more late payments there are, the lower your credit score and the less favorable your credit looks

-If you have previous mortgages on your credit, lenders carefully scrutinize this to see if you were timely on these

-Some lenders restrict certain mortgage loan programs to people with “no lates” within the last 12 months on a mortgage

-Other lenders specialize in people who have 30, 60, or more days late on their mortgage, but obviously their rates tend to be higher

-Sometimes lenders can be irritated by lots of small $20 or $80 collections from old cell phone bills and similar items - this shows that you are not a conscientious customer

-If there is an occasional thirty day late on a credit card that has normally been paid like clockwork for several years, this may be explained in writing to the lender as an accident that won’t happen again

-Sometimes your lender will double check your credit just prior to sending the loan out. If you happen to be late on something, such as a car payment or mortgage, this might stop the loan in its tracks.

-When you are in the process of getting a mortgage it is a good idea not to run up additional credit until after you are done

Credit Problems

-If you have these, it is best to get a copy of your credit report before you try to apply for a mortgage

-There may be items that are inaccurately on there, old collections that were paid and should be removed, etc.

-Sometimes there will be creditors listed on your credit report that have reported collections for you whose name you don’t recognize - this is usually because these are the names of the collection agencies that your “bad debt” was sold to

-You can provide documentation to credit bureaus to have inaccuracies removed from your credit report

-Credit bureaus have detailed websites that can tell you exactly what you need to do to try to resolve issues

-An important point to understand is that lenders are willing to look at people of many different credit types. There are numerous lenders that focus on people with challenging credit issues. Keep in mind that in exchange for giving “risky” mortgages to people with credit issues, they are likely to charge higher interest rates.

May 19th, 2008 Centenarian or Bust!

Can you remember the millennium hype of 1999? Fast approaching was the coming new year - 2000! Sure, it was the mark of a 1,000 year period, but it was also the mark of the next century, which was a victory in itself and no less exciting. Periodicals, books and broadcasts would collectively take accountability for reaching another aged milestone. It was quite obvious the squeaky clean and fresh young faces reporting on the subject were not even privy to eight-track tapes nor the game of Pong and I am willing to bet the silent writers of many similar articles had barely a wrinkle to claim. Therefore, the “we” that they would boast was more of a false possession to ownership rather than in the literal sense of the word.

Fortunately, it looks like “we” will have a whole new meaning in the coming years. Rather than our beautiful Earth being the majority possessor of the actual hundred years gone past, more and more individuals will be claiming the title of Centenarian. Currently, sixty thousand Centenarians are living in the United States. And, amazingly, it is estimated that by the year 2050, there could be as many as one million. So what is the secret of these blessed souls of longevity? Was it diet and exercise? Was it their hopeful move to the country? What could possibly postpone the prerequisite to the inevitable next beginning?

Scientists have long conducted case studies hoping to narrow in on the secret formula to a long life. Without a doubt, there seems to be a primary common factor. According to Dr. Richard Kerber of the University of Utah, smoking is “the one thing that affects longevity the most.” And might I add, it is not only a relatively sure bet for premature demise, but also makes for a mighty unpleasant jaunt along the way.

Aside from smoking, there are many complex formulas contributing to each Centenarian’s lifespan that ethnicity, socio-economical class nor special diets fail to pinpoint. The search will surely be relentless. In the interim, there is another factor that has been proven to postpone the aging process time and again - exercise. A new initiative - National Blueprint: Increasing Activity Among Adults 50 and Older - is striving toward a national campaign in order to make physical activity more comprehensible to older adults. This measure aims to include educational fitness programs, exercise-supportive advice by clinicians and even the possibility of some of these fitness expenses being covered by healthcare.

Aside from all the healthcare prospects, simply knowing that the golden years are getting all this long overdue attention is a treasureable notion in itself. And, jeez, doesn’t it make you feel young again? From where you stand now to the end point of your own century…makes me feel like grabbing a lollipop and playing a quick game of hopscotch.

May 19th, 2008 Tips To Expressing Yourself With T-Shirts

T shirts can provide a lasting impression on your life and those around you. Through simple illustrations and slogans they immediately show your current feelings or opinions.

Vintage t shirts will bring up situations from the long ago past. They can be anything from funny to rude and offensive, to sayings, to your favorite rock band of yore, to baby tees. And don’t forget putting a t shirt on your dog. Ugh.

In my own experience I have been a cancer survivor for 5 1/2 years. In my first summer my struggle inspired my sister-in-law to get active in the Tacoma, Washington Relay For Life program of the American Cancer Society. Every spring they host a weekend walk and fund raiser. A large part of that walk is the Survivor’s walk celebrating all those people currently battling cancer and those who are cancer free.

All the survivors walking in that event are given purple t shirts with the Relay For Life logo on the front. On the back is the saying: I Am… Living Breathing Inspiration. I love wearing my t shirt with that saying on it both for my own feelings and for the inspiration of those around me.

Another situation involved a camping/hiking trip my partner and I took several years ago in the Columbia River gorge near The Dalles, Oregon.

This was the year the Sesquicentennial of the Oregon Trail was being reinacted. A replica of the 1843 wagon trains was in progress coming all the way from the mid-west to Portland, Oregon. When we joined them they had arrived in The Dalles and were camping out at a large fair grounds. After square dancing the night before, we set out on foot hiking with the train for that day’s journey, a distance of about 18 miles.

When we got up the next morning and were about to leave the train, we came on a fellow in a wheelchair who was selling t shirts. He said they were his own original design, in this case a fine pencil sketch of the Oregon Trail at Barlow Pass. I bought one on the spot both to support him in his efforts and for my own memory of the occasion. I still wear that tee shirt and think of the fun my girl friend and I had on that trip.

The next obvious use of t shirts is if you’re a sports fan. In my own case as a long suffering Seattle Seahawks fan, I still wear the tattered t shirt I bought in 1983 that reads “1983 Play-Offs” along with the team logo on the front. I guess that hasn’t been the last playoffs we’ve been in, but it sure seems like it.

So get out there and express yourself with a t shirt. Buy one or get online to design your own. I think every aspect of life has been shown on a t shirt and every new experience that shows up seems to wind up on a tee shirt.

May 17th, 2008 Making Roman Blinds For Your Bedroom

Roman blinds can add a nice look to any bedroom and you can give
them a custom touch by making them in fabric to match your
bedding or other décor in the room. These blinds are basically a
panel of fabric with laths encased in channels and cording to
draw up the lathes so it simply takes a bit of sewing know how
to make them.

When selecting material for your blinds, go with something that
is a medium weight and match the colors to those in your bedroom.

Here’s what you need:

Medium weight fabric Curtain lining fabric 1/2″ wood laths 2 X 1
wood batton to fit across the window Plastic rings Angle
brackets Screw eyes Nylon cord Tools such as a square, ruler,
pencil, staple gun, cleat and screws

First, measure the window height and width from inside the
casing. Cut the roman blinds material 2 ” wider and 4″ longer
than that measurement. Cut the curtain lining fabric the same
width as the blinds fabric and 2″ longer.

Now you need to decide how many pleats or the size of the
pleats. Typically, a roman blind has 6″ pleats so you’ll want to
divide the length of your fabric - 4″ by 12 since 6″ pleats
would have the channels spaced 12″ apart. So, if you are making
roman blinds for a window that is 48″, you should have cut the
fabric to 52″ (since you added 4″ to the measurement). Then you
have to divide the original 48″ by 12 (the size of each channel)
for a total of 4. So you will have 4 pleats in your blinds.

Mark the lining 1 ” up from the bottom edge with a hem line and
2″ down from the top edge. To mark your channels for the roman
blinds, make 2 lines spaced 2 ” apart starting 6″ above the hem
line. After you make the first set of line, measure up another
12″ and make another set, again spaced 2 ” apart. Form the
channels by bringing the 2 lines together, pinning them and then
sewing them to form the channel for the lath.

To assemble the roman blind, put the blind fabric and lining
with right sides facing each other and lower edges matching.
Stitch the lower edges together. Turn right side out and sew
across the blind at the hem line. Pin the lining and roman blind
fabric together along the channels and stitch them together.
Baste and stitch the sides together, making sure not to stitch
up the channels.

To make the pleats in the roman blinds, slip the laths into the
channels and slip stitch the openings. Sew the plastic rings on
the lining 4″ in from the ends of the laths on each side. Cut
the 2 pieces of nylon cord twice the length of the blind plus
the width. Tie a cord onto each of the bottom rings and thread
up through the rest of the rings to the top of the roman blinds
and let hang loose.

Now you can hang your masterpieces! Attach the top part to the
batton (you can use a staple gun). Now put the angle brackets at
the top of the window and attach the batton to the brackets.
Attach a screw eye to the batton on each side above the rows of
plastic rings. Thread the loose cord through the screw eyes and
over to the right side of the window. Slip a lath into the very
bottom of the blind to finish it off.

Viola! Now you have custom Roman blinds for your bedroom!
