One of the most important principles of real estate negotiation is to learn why the seller is selling. More than that though, you want to try to learn the seller’s motivations for every aspect of the process. In other words, learn not just why he wants to sell, but also why he wants to sell a particular way, why he wants the price he is asking, what’s important to him when making decisions, and more. Watch for personal motivators, too. Is the seller more motivated by what she reads or by what she hears? Is she more motivated by the promise of a fast sale, or a high price? Listen for clues. A seller who continually says, “I see” is probably more visually oriented and motivated. You want to show such a seller the advantages of your offer. Don’t just explain the offer, but point out on paper why it can work for you both. Statements like “I just don’t want any problems,” or “I just want to be done with this” indicate she is more motivated to avoid stress than by positive goals. In this case, you would want to make the process as easy as you can for the seller. You might also suggest that this is her chance to “be done” with selling. Early in your real estate negotiations, gather any information you can on the seller’s motivations, then decide how to use this information. For example, I have a friend who likes to see himself as a shrewd negotiator. Letting him “win” a lot of small concessions is a sure way to get what you need most. Use a seller’s own motivators, and even their own words. If they say “I understand” a lot, then start a statement with “I think you understand why…” It is even easier to use the specific motivations involved. If you learn that a buyer of your house wants to be able to tell his friends what a great price he got, push hard on every other area. Get the terms you want, have him pay all the closing costs, etc. Take the attitude that if he’ll give you what you want, he’ll get what he wants. A little more sophistication is called for most of the time, of course. You can’t just say “Oh, you want that? Then give me this.” Negotiate hard in all areas, but let him “win” the concessions he wants from you, and downplay what you have won. You’ll both be happier in the end. There are many important principles involved in real estate negotiation, but you can’t go wrong starting with an understanding of a seller’s motivations.

Do you find yourself making these kinds of assumptions? - “I lost the sale because my price was too high.” - “I know exactly what my customer wants.” - “I can’t hold a member of my team accountable for the delays in our project because she won’t like me if I do.” - “I don’t delegate often enough because I know I can do the work better myself. “ These assumptions may be correct. However, they also might only be partially right or they might be absolute bunk. The problem with assumptions is that we are certain they are true. We unquestioningly believe, for example, that if we ask a customer about their needs, we look stupid (shouldn’t I instinctively know their needs?). Also, making assumptions can easily lead to a negative outcome in our dealings with customers. For instance, I go nuts when a salesperson starts solving my problems when they haven’t asked me about my situation. I know I am not alone here. Listen to yourself this week as a mini-test. If you are doing more talking than asking, you’re probably making a lot of assumptions. If your opinion is front and center and you are not curious about what someone else is thinking, then you have definitely crossed the border into assumption-land. One way to stop making assumptions is to ask a lot more questions. Here are five powerful questions that can help you check out whether an assumption is true, and, in the process, connect more effectively with your customers. 1. “Tell me more.” 2. “What do you need?” 3. “What about this is important to you?” 4. “How will this make a difference in your work? Then confirm your understanding by asking: 5. “So, if I understand you correctly, what you’re saying is … Right?” Notice that you cannot get a one-word answer to the above questions. The art of selling is to have customers explain, at length, what their situation is, and what they want to do about it. It is not about you blabbering on about your products and services. To develop the asking-questions muscle, start your questions with the following key words: What, why, tell me, describe, explain. To build muscle, you’ll need to practice everywhere. Look for at least one opportunity a day to engage someone in conversation. You can pick anyone: family, friends, customers, colleagues, peers, superiors, strangers, cabbies, waiters, or the guy next to you on the bus. Try to pick a topic that the individual can address for at least five to ten minutes, and try to keep your opinion to yourself, even if you have strong views. Just ask more questions, and see where the conversation takes you. Have fun with it! Once again following our rules saved us from taking an ugly loss. I hope most of you headed our warnings and got out of any position prior to the 10:00 AM news. Mr. Bernanke will testify before the Joint Economic Committee of Congress on the U.S. economic outlook, in Washington, and Cable went wild. Hey that might be a great name for a new web site, “Cable gone wild” a … never mind. So anyway it’s safe to say we have broken out of the range we were stuck in all week. When a significant resistance or support level is broken it is usually done with a big move and today was no exception. Last night we set our entries at 1.7900, we cancelled our trades at 9:00, we were still 40 pips away from getting in and the news move was setting up to be huge. We made no money today but that’s all right, because we lost no money today either. Given the massive moves in cable there were many traders who lost and we were not one of them. Our favorite rule is, it’s more important not to lose money than it is to make money. Our aggressive money management and compounding system allow us the luxury of saying that, and meaning it. Tonight we are trading around 1.8008. We will be looking to go long for the first time in a while, all of the indicator support further increase. There will be a region of resistance starting at 1.8113 going to 1.8136. We will look towards a support level below 1.8000 for our entry. We must also keep a watchful eye on the news, the GDP is due out at 8:30 AM EST, and consumer sentiment at 9:45 AM EST. Remember to play it safe, its better to have a safe entry and not get into your trade than to have an over aggressive entry and get sopped out of your trade for a loss. And it has never been more important than now to watch the news, remember the best way to deal with news is to get out of it’s way. Remember, the best thing you can do for yourself is get a top notch forex trading education. There are several places to find a forex trading course or forex seminar. We find these support and resistance levels using a set of technical indicators and other variables that we have found to be most successful for us. In this article we’re doing to dive into an in detail discussion of the drugs that are available to treating high blood pressure. The main classes of drugs that are used to treat high blood pressure are ACE and ARB drugs. Both of these affect the renin-angiotensin hormonal system, which helps regulate the blood pressure. The ACE inhibitors work by blocking an enzyme that converts the inactive form of angiotensin in the blood to its active form. The active form constricts the arteries. The inactive form can’t do this. By using an ACE inhibitor, 50% to 60% of Caucasians suffering from high blood pressure end up with having their blood pressure significantly reduced. African Americans may also respond to this treatment but normally need higher doses. Usually they respond better when the ACE inhibitor is combined with a diuretic, which will be discussed in more detail later in this article. Another benefit to ACE inhibitors is that they will, in many cases, reduce the size of an enlarged heart in patients with high blood pressure. These drugs also appear to slow down the deterioration of the kidneys. In cases of congestive heart failure, ACE inhibitors are usually the first line of drugs to treat people suffering from this along with hypertension. Patients suffering from high blood pressure and a secondary disease usually benefit from a combination of an ACE inhibitor and an ARB drug. In combination these will help lower the blood pressure and treat the secondary disease in the process. Women who are pregnant, however, should not use these drugs as they can be harmful to the unborn child. In their cases other treatments need to be used. Another class of drug that helps treat high blood pressure is the beta blocker. In many cases of high blood pressure what happens is that beta receptors in the heart increase the heart rate and the strength of the heart contractions. These are contributing factors to high blood pressure. Beta blockers act on the heart itself, slow the heart rate down and therefore reduce the force of the heart’s contractions. Stimulation of the beta receptors causes the heart to relax. This is what ultimately slows it down. In patients with a fast heart beat, beta blockers are very effective in reducing blood pressure. Diuretics are the oldest medications used for treating high blood pressure. They work in tiny tubes in the kidneys to help remove salt from the body, which is a contributing factor to developing a high blood pressure condition. Water may also be removed from the salt. In many cases diuretics may be used as a single drug to treat high blood pressure and achieve the desired results. Then there are CCBs or calcium channel blockers. These inhibit the movement of calcium into muscle cells of the heart and arteries. Calcium is a main cause of hardening of the arteries which can be a major cause of high blood pressure. By preventing calcium from accumulating in the arteries the chance of hardening is reduced, thus reducing the chances of developing high blood pressure. As you get older your bodily functions and your brain start to slow down. I guess it’s a way of preparing for retirement! Just as Einstein might have confirmed, this drop off in pace is relative. As the body slows, so all around it seems faster. Children run around like sparrows flitting from bough to bough. Cars, hours, trains and days move along ever faster. Now, although I’m only in my middle age, a curious things has started to happen. Perhaps I’m going completely ga-ga, but as the years have passed, there are certain things that have not speeded up at all - in fact they have slowed down. I am referring to anything electronic. Back in the last millennium, I used to have a Dos-based personal computer. When you switched it on, it just came on. OK the only software that loaded was the on-board dos (disc operating system) program, but loading a spreadsheet from a floppy disc would only take a few seconds - and I was up and running. Nowadays my PC needs plenty of notice. I press the button and then go and make a coffee. I think this should be mandatory. The PCs should be programmed so that, as soon as you press the “on” button, it emits the message: “now go and make yourself some sweet coffee” (on 2nd thoughts, that could add another 2 minutes to its start-up time, so forget it). Oh, and what about my printer? What happened there? That’s even worse. Printing the first document of the day is a major event. I am inclined to invite the neighbours round for tea and cakes and have a little printer-starting party while we wait. This problem is not just confined to my computer. My TV seems to take forever to get started. Even my radio takes longer to turn on than it used to. Down at my local grocery store, passing products through the checkout seems to take longer as well. When I pay by credit card, sometimes a whole queue of shoppers is held up while the system calls up the bank for authorisation (perhaps it’s just me - perhaps I have a guilty face). Have I mentioned the car yet? No? Well this is another victim of progress. I used to turn a key and it would simply start. Nowadays a multitude of on-board systems are activated and I am asked to “wait please” by a friendly voice. Yes I am being simplistic - yes I know that some of these gadgets can do a lot more than they used to. However, am I being completely unreasonable? I still do the same things with my work PC as I did 30 years ago. I use the same basic functions: word processor, spreadsheet and database. I know it’s boring, but that’s all I want and all I have ever wanted, so the extra overhead today’s PCs carry is largely wasted on me, I’m afraid. Admittedly I have a PC for home use on which I play music or watch DVDs, but I was perfectly able to listen to music on CDs before my all-singing and dancing PC came alone (or cassettes and vinyl if we go back far enough). I could also watch films on video. OK, so I’ve probably gone too far and left my argument a little unbalanced. I’ll draw back a little. I’ll accept PCs with all the graphics, security checks and other gizmos. I’ll also accept cars, radios, cameras and TVs with on-board micro-chips that are designed to add to my experience of these devices. But please please, can someone work on the problem of making them work as soon as you turn them on - just like in the old days before progress came and slowed everything down. There are some electrical things that still work right away - as soon as they are plugged in. For example, electric lights…unless, of course, you use the long-life bulbs. Ah, I’ve just thought of one: the kettle. That surely comes on as soon as you plug it in, doesn’t it? And there is something else: one product that performs better than ever and still comes on as soon as it’s plugged in - and that is our very own Insectocutor Fly Killer Unit. Insectocutor have been manufacturing fly killer machines since the 1960’s. They are robust and built to last. They work by attracting flies using a uv bulb. The flies are then killed by coming into contact with an electrified grid or a very strong glue board. For example, the IND41 is an industrial fly killer that can cover a range of 350 square metres. The good news is that Insectocutor make them and the television and PC manufacturers do not. You can just imagine the flies queuing up to get killed, kind of circling around the room in airport stack style, while the machine takes its time to warm up, saying “go and help yourself to some sweet coffee”. 710 words The shadow is a moral problem that challenges the whole ego-personality, for no one can become conscious of the shadow without considerable moral effort. Shadows lurk in the deep recesses of the psyche.It is buried in the heart, in the mind; it is part of us.It follows us, it frightens us, and they come to us in different ways, but always, fits our lifestyle,our beliefs or therof. The shadow is not a mere concept or a matter of perception.It is very real! Just as there is light, there is also darkness. Is it possible to deny the shadow element? It is usually the worst side of the person. The courageous person may have a cowardly shadow. The kind,gentle and caring person may have a cruel side hiding behind all that softness. Even among the most benevolent, the most Do they really know themselves, or having denied their shadow element, they find their views, their words and their actions in conflict. This is not intentional- the internal shadow conflicts they fail to deal with come to surface at the worst moment. Is it possible to ignore or avoid the shadow? Some call it demons that stick around every dark corner, every perilous turn, in every struggle and conflict. When we are at the lowest point in our lives, shadows haunt us. It is that part of ourselves that we leave in the closet as we face our public and put our best foot forward. Hide them, deny them, suppress them, would they just vanish? These actions may end up attracting these shadows into our lives in other ways. Do shadows impact on our lives? Do they mean anything? Shadows come in many forms. They can come as temptations, obsessions, addictions, co-dependency and other forms of indulgence. Shadows appear in the darkness cloaked in fear; shake us at our core. Shadows also show as projections. It can be a dislike of certain traits in people, unjustified and unexplainable. We don’t like what we see perhaps it mirrors part of us that we choose to ignore or may not even be aware of. Are you comfortable with your friends? If not, ask yourself, why do you hang out with them? Do you judge them harshly? If so, why do you share your precious time with them? Do you tend to make a compromise that you can not meet? What about the times you get angry at the slightest provocation at times by the same person. There are times we look for our shadows in the face of other people. We even attract them into our lives. Buried deep, these shadows may drive us to places we dare not go. Pundits would say it is not wise to deny the shadow element. They believe the only way is to confront it, deal with it and work through the conflicts it creates. Each one has their personal demons to deal with and to face, otherwise, it follows us in less conscious ways. There are lessons from the shadow element. To become aware of it, we need to go deeper into ourselves, be all that we can be, assuredly. We can take the good. Work with the bad, see the light, face the darkness without fear.Go deep within; let the fears and insecurities buried deep within surface. Confront the anger seething under the skin. We are not perfect. No matter how many dark clouds hover above us, no matter how long the dark night is, light will surely come. These dark nights offer a chance to enrich and nourish our spirit, our soul and our lives. It helps us to align ourselves with our highest purpose. By striving for greater balance, endurance and perspective, we generate more personal power and strength. END

If you own a business whether it is small or large it is very important that you train your employees on how to answer the business telephone correctly and in such a way that it is short and sweet and a very quick commercial about your company and your intent on good quality and great service. It is hereby recommended that you start working on this tomorrow and perhaps discuss this issue with your employees to see who can come up with the best possible way to answer the business telephone. Make sure it does not sound to corny, but is really lively and makes you a real company to each and every single person who calls, whether they are a new client or an existing great customer. Have you ever called up a company and listened to the telephone answer and thought to yourself; what a great company. And think you have not even done business with them yet. Now do you see my point? For instance consider Avis Rent a Car; “Hello thank you for calling Avis Rent a Car, we try harder! How can I help you?” Do you see how they accentuate their business telephone answer at a corporation and how this goes along with all their advertising on TV, radio and in the newspaper. When they answer the phone you hear one more time their slogan and you think yourself; Wow, maybe they really do try harder? Do you see what I mean? Consider all this in 2006.

Dogs are wonderful companions. Having a special four-legged friend greeting you at the door when you get home every day, wagging his tail and making his doggy smile at you is an instant mood-brightener. I even get a greeting when I come back from the mailbox. But the decision to get a dog or a puppy is not one to make in haste. Dogs live an average from 10 to 15 years, so you have over a decade of responsibility. Are you ready to make that kind of commitment? Let’s look at some importation considerations: Who will be the primary caretaker? Your puppy will need potty training. Your dog will need house training. Do You Have Kids? You were not put on this earth to work day and night and not enjoy life. You were put here to enjoy an abundant life and live out your dreams. That’s why you have dreams. Dreams arise because you exist. They are projections into the future of what you perceived as valuable in the past. When you deny your dreams, you deny yourself. In essence, what you say is that what you value is not important. If you persist in this suppression of your desires, your world will shrink to the point of calamity. The more you deny who and what you are, the worse things become. Alternatively, when you accept your own value as a person, and, furthermore, accept that it is important for you to project what is valuable for you as the substance of experience, your whole world, as well as those who connect with it in some way, starts to expand. When your dreams become a passion, then you will be unstoppable. Nothing will stop you, simply because your dream is of more value to you than your intimidation by untoward circumstances. If you do not know how to do something, you will find a way to learn it. If you need to connect with certain people, you will find a way to meet them. And if you need to overcome certain internals states, certain subconscious hesitations and resistances, you will find a way to overcome them. When you grasp your own value, and when you grasp how important it is for you to get what you want, then your life takes on a meaning and an acceleration that will move you toward a more challenging present and a more exciting future. Getting what you want is not a selfish act. People who deny themselves what they want, believing that it is selfless, are in a state of confusion. You see, by getting what you want, you are in a place of power to give other people what they need as well. Thus, for example, when someone achieves a fortune, they contribute to the well-being of all, by providing jobs, by providing a valuable product or service, and by providing an example of what one person can do to make things better for the world. Those who refuse to act in a positive way diminish not only themselves but everyone else as well because their potentiality remains dormant. Nothing of value is introduced into the world. Thus, for example, when you persist in deciding not to acquire wealth, you are suppressing the flow of money in the world. You are creating a point of stagnation. You are not offering anybody anything, and, in fact, you become a burden on others, because you have to tap into their resources to survive. Your dream is of the utmost importance. While on the surface, a dreamer may appear self-seeking, he is in fact a picture of altruism. Dreams redeem you. They redeem others. And they redeem the world.
